Someone is asking an AI to recommend an agent nearby. Being on Zillow will not make you the one it names
A real estate agent's visibility used to mean a strong portal profile and a page-one Google listing. When someone now asks ChatGPT or Perplexity for an agent, or asks whether a neighbourhood is worth buying into, the reply names a small handful of people directly, and a portal listing is not what most systems are reading to decide.
Short answer
AI visibility for a real estate agent means the agent's own website and public profiles state who they are, where they work, and what they specialise in clearly enough that an AI system can name them with confidence, backed by structured data and reviews that support the exact claim being made rather than a general star rating.
Why a portal profile is not the same asset here
Most agents built their online presence around Zillow, Realtor.com, and their brokerage's site, because that is where a buyer's search used to end. AI assistants read the web differently. Rather than ranking listing pages, they fetch, read, and attribute a small number of pages that answer a specific question well, and in practice that tends to be an agent's own website and their Google Business Profile far more often than the large portals.
That is a real shift in leverage. A page an agent does not control, on a portal competing agents share, was never going to carry a unique claim about one person's expertise. A page an agent does control can state exactly the neighbourhood, price range, and kind of buyer they are actually good for, which is the specific, checkable claim an AI system needs before it will name someone.
What actually changes on an agent's own site
The starting point is naming a specialty plainly instead of listing every service a brokerage offers. "Helps first-time buyers find three-bedroom homes in this neighbourhood" gives an AI system something precise to match against a real question. "Full-service realtor serving the whole metro area" matches nothing in particular.
Structured data does real work here. A Person schema entry naming the agent, their licence, and the brokerage they work for, alongside a RealEstateAgent or LocalBusiness entity for the practice itself, gives a language model an unambiguous record instead of a bio paragraph it has to interpret. Neighbourhood-specific pages, each answering a real question a buyer would ask about that particular area, do more for AI visibility than one generic service page ever will.
Reviews still matter, but the useful ones are specific rather than generic. A review stating that an agent handled a tight closing timeline or knew a particular building's HOA history is evidence an AI system can attach to a claim. A review that only says "great to work with" is not.
Consistency is the last piece, the same discipline any local business needs. The agent's name, licence details, brokerage, and service area should read identically on the website, the Google Business Profile, and any directory still in use, since a mismatch gives an AI system a reason to hedge rather than name someone directly.
A profile on every major portal still leaves an AI system with nothing specific of yours to quote.
1.2%
of locations were recommended by ChatGPT, against 35.9% visibility in Google's local 3-pack, across 350,000 locations and 2,751 multi-location brands studied. The gap between ranking and being recommended is not marginal.
SOCi, 2026 Local Visibility IndexWhere to start if nothing has been done yet
Start with the specialty statement. Rewrite the homepage or about page so it names one clear audience and one clear area, then check that the same specifics appear in the site's structured data rather than only in the prose.
From there, build out neighbourhood or building-specific pages one at a time, each answering a real question a buyer in that area would ask, rather than duplicating the same generic copy across every area served. A handful of specific pages will do more for AI visibility than a long list of thin ones.
Recheck consistency every time a licence renews, a brokerage changes, or a new profile goes up. An AI system re-verifies rather than trusting a one-time fix, so the agents who stay visible are the ones who keep their details current, not the ones who set it up once.
